Stamp duty costs are seriously underestimated in Rajkot property deals. I'm looking at a 2BHK in Krishna Kunj, near 150 Feet Ring Road. Budget is around ₹65-70L. Builder Ansal API ka project dekha tha. Initially, I thought property price is the main thing, but ab samajh aa raha hai ki total cost bahut upar jaati hai. My parents keep saying 'har cheez ka kharcha hota hai', and they're right. Jo quote milta hai usmein toh sirf basic price hota hai. Stamp duty, registration, legal fees... yeh sab milake itna extra ho jaata hai. For a ₹65L flat, what's a realistic percentage to expect for these government charges in Rajkot? Is there any way to somehow reduce this or structure the deal to save a bit? Investor perspective se, every lakh counts for ROI. Any tips on understanding the actual 'all-in' cost before signing anything?

Stamp duty alone was 6% (2.4L), registration 1% (40k), then legal fees, advocate charges, society share money, electricity meter charges – it all added up to almost 10% extra! For your 65L flat, you're easily looking at 6-7 lakhs on top just for these government charges and legalities. No real way to reduce stamp duty, that's government fixed. Only way is if the builder undervalues the property on paper, which is risky.

Haan bhai, 7-8% toh minimum pakad ke chalo. Rajkot mein yahi rate hai for stamp duty and registration. Uske upar aur bhi chote-mote kharche hote hain.
