posted on 7 MayMy Rajkot property hunt: 2BHK ya 3BHK, kya choose karu?
Should I go for a 2BHK or 3BHK in Rajkot for my first property? My budget is around ₹70-80L, looking at areas like Kalawad Road or 150 Feet Ring Road. Parents bol rahe hain 3BHK le lo future ke liye, but I'm thinking 2BHK might give better rental yield. Is it true ki 2BHK ka demand zyada hai for tenants? Kya long-term appreciation 3BHK mein better milegi? Honestly, samajh nahi aa raha kaunsa option sahi hai. Any advice from experienced people here?

It's a tough call, U1. If you're single or a young couple without immediate plans for kids, a well-designed 2BHK can be very comfortable and definitely offers better rental prospects. However, if your parents are going to live with you eventually or if you plan to start a family soon, a 3BHK gives you that much-needed space and flexibility without the hassle of moving or renovating later. Maybe look for a spacious 2BHK that has potential to convert a study into a small third room, or a compact 3BHK in a slightly less premium part of Kalawad Road to fit your budget. Don't rush the decision!
I'd say go for 2BHK if rental income is your priority. Rajkot mein students aur young professionals kaafi hain. Krishna Kunj side mein bahut demand hai.
Budget ₹70-80L for 3BHK in Kalawad Road or 150 Feet Ring Road sounds a bit tight, no? What's the current per sqft rate you're seeing for decent projects? I've been tracking the market, and prices have shot up post-pandemic. Be careful not to compromise too much on builder quality just to fit a 3BHK in this budget. Have you checked RERA registered projects only?
Haan yaar, prices toh aasmaan chhoo rahe hain. Builders ne toh hadd kar di hai. Budget mein acchi quality milna mushkil ho gaya hai.
U5, you're right. For a good 3BHK in those prime areas, you're looking at ₹3500-4500 per sqft easily for decent quality. So, a 1200 sqft 3BHK would already be close to ₹50-55L just for the carpet area, plus amenities, parking, GST. It will definitely push the 80L mark.
I faced this exact dilemma two years ago when I bought in Krishna Kunj. My budget was similar. Ended up going for a 3BHK despite everyone saying 2BHK is practical. My logic was, the difference in EMI wasn't astronomical, and for a first home, I wanted something future-proof. Abhi tak toh no regrets. Families looking for space always prefer 3BHK, which helps with appreciation later. Plus, kids grow, guests come over, extra room always helps.
Exactly! Parents ki baat sunn leni chahiye kabhi kabhi. Future needs are real.
Totally agree with your point about future-proofing, U3! My cousin bought a 2BHK near Kalawad Road thinking it's enough, but now with a kid, he's regretting not going for a 3BHK. Upgrading later means double stamp duty and brokerage, which is a huge cost. Better to stretch a bit now if possible.
Sahi keh rahe ho, U3. Krishna Kunj mein 3BHK ka demand accha hai. Which specific area in Krishna Kunj did you buy? Was it near the main road or a bit inside?
Bhai, same confusion! Mere parents bhi 3BHK ke peeche pade hain, bolte hain family badhegi. But I'm also leaning towards 2BHK, especially around 150 Feet Ring Road. Lagta hai rental income acchi aa sakti hai. Kya Rajkot mein sach mein 2BHK apartments ki demand zyada hai tenants ke liye? Long-term appreciation ka bhi darr hai agar chhota ghar liya toh.
Dekho, short-term rental yield toh 2BHK ka better ho sakta hai, U1. Lekin long-term appreciation usually 3BHK mein zyada milti hai. Family needs change, aur bade ghar ki value badhti rehti hai. Consider future resale value also.
Haan bilkul! Meri research ke hisaab se 2BHK ka rental demand hamesha high rehta hai, especially students aur small families ke liye. Log affordable options hi dekhte hain.
