Honestly, I'm still kicking myself for not exploring the secondary market more seriously. I just got possession of my 3BHK near Mota Mava last month. Everyone pushes new projects, but I'm seeing way better value in resale flats around University Road or older Kalawad Road. You can negotiate more on a 2BHK, sometimes for 55L-60L, and get immediate OC. Are we paying a huge premium for just new construction? Change my mind.

Totally feel you, OP! I'm also looking for a 2BHK and the new projects in areas like Ring Road are quoting insane prices. Builder bas amenities ka naam leke premium charge kar rahe hain. Resale mein negotiation space milta hai, aur immediate possession bhi. Mera bhi man kar raha hai naye project se hatkar resale dekhne ka.
Exactly! Mera friend ka new project in Mota Mava hi hai, jahan OP ne liya. Builder ne 6 mahine delay kar diya hai possession, aur ab interior ka kaam bhi khud karna padega because unka quality bekar hai. Total headache hai.
Haan bhai, same experience! Any specific areas in resale you'd recommend looking into, apart from University Road?
