My Rajkot property hunt: Under-construction ka darr, RTM ka premium.
Since January I've been shortlisting flats in Rajkot for my own use. I work in real estate, but buying for myself is a different ballgame. My budget is ₹60-₹80 lakh for a 2BHK/3BHK near Kalawad Road or 150 Feet Ring Road. I've seen Maruti Group and Satyam Group projects. Under-construction ka scene thoda risky lagta hai RERA ke baad bhi. Builder payment trap, construction-linked plans mein fasna... I know what builders hide about super area vs carpet area games. Ready-to-move mein premium hai, but peace of mind milti hai. Is it worth paying extra for RTM in Mota Mava ya under-construction mein bhi sahi deals mil sakte hain near AIIMS, with clear titles? Kya kehte ho community, aapka kya experience hai?

Totally relate to this dilemma! Rajkot mein bhi ab RTM ka premium itna high ho gaya hai ki under-construction mein savings dikhti hai, but then wahi builder ka darr. Maine bhi Kalawad Road par ek project dekha tha, builder ne possession date do baar extend kar di thi. Bohut stress hota hai yaar.
Haan bhai, same experience. Builders bas promises karte hain.
