₹80 lakh for a 3BHK in Mota Mava, is it really worth it now? I'm currently in a 2BHK near University Road, planning to upgrade to a 3BHK or small villa. Rajkot Airport operational hai, AIIMS bhi aa raha, toh prices badh rahe hain. 150 Feet Ring Road ke paas bahut appreciation hoga, log bolte hain. Which areas like Krishna Kunj are still affordable for a decent 3BHK? Balaji Group projects dekhe hain, but price jump is too much. Suggestions for value options around Nana Mava ya Kalawad Road? Home loan EMI is a concern.

I'm in the same boat, planning to upgrade from a 2BHK. The price jump from a 2BHK to a 3BHK is just insane. Builders are not leaving any margin for us. I saw a Balaji Group project near Ishwariya Park that was decent, but the carpet area was small for a 3BHK, and the price was still pushing 78L. EMI is a real concern, especially with fluctuating interest rates. It feels like we're always one step behind the market.

Be careful with 'nearing possession' projects. My friend booked with a builder near Kalawad Road two years ago, promised possession in 6 months. Abhi tak sirf ढांचा khada hai, aur builder ne 3 baar date extend kar di hai. Check RERA status very carefully before committing.
For Nana Mava side, Krishna Kunj ke paas kuch naye projects hain, but they are already touching 70-75L for 3BHK. Ready-to-move thoda mushkil hai us budget mein. Kalawad Road pe thode options mil sakte hain, but check the builder's reputation thoroughly.
I think 80L for a good 3BHK in Mota Mava, especially closer to the 150 Feet Ring Road, might be justified given the upcoming infrastructure. Rajkot is growing, and connectivity is key. The appreciation potential around that area is huge, so it's an investment, not just an expense.

It's not just Mota Mava, yaar. Poore Rajkot mein prices aise hi badh rahe hain. I've been looking for a 3BHK for months now, and every good project is quoting insane amounts. Krishna Kunj jaise areas mein bhi ab rate badh gaye hain, pehle wahan 50-60L mein 3BHK mil jaate the. Ab toh lagta hai dream hi hai apna ghar.
Meri bhi same kahani hai. Main bhi Krishna Kunj ke paas dekh raha tha, hoping to find something decent in my budget. But jo bhi accha project mil raha hai, they're either too far from the main road or the carpet area is too small for a 3BHK. Aur prices toh aap bata hi rahe ho.
Sahi kaha, bro. Airport aur AIIMS ka hype bahut zyada hai. Builders ne toh isko gold mine bana diya hai. They're adding a premium for 'future development' jo kab hoga pata nahi.
