Then I hear about maintenance advance, property tax for a year, OC/CC charges... it's insane. What's the real 'all-in' number people actually pay at possession? Also, super area vs carpet area games are still a thing. Is a construction-linked plan always better, or does a higher down payment give you more negotiation power? For a 2BHK, are these charges negotiable at all? Has anyone successfully pushed back on these 'mandatory' extras?
