₹85 lakh for a 2BHK in Sector 150, it's making me rethink everything. I work in real estate, so I see market games, but buying for myself is different. I'm eyeing Noida Extension for investment, seeking appreciation and rental yield. I'm torn between two options. First, a newer 2BHK around ₹85L in Sector 150 by Godrej or ATS. FNG Expressway and Jewar Airport potential is strong. Second, a ₹1.2 Cr 3BHK in a slightly older, ready project by Gaursons or Mahagun in central Noida Extension. I know builders don't tell you. For pure ROI and rental yield, which makes more sense in Noida Extension? Do 2BHKs rent faster, or 3BHKs offer better long-term appreciation?
