₹1.7 Cr for an upcoming 2BHK at Viman Avenue – is this valuation justified, yaaron? After months of searching and finally buying a flat a few months back, I've got a fresh perspective on Pune's real estate. Now I'm eyeing Viman Avenue for investment, but capital appreciation is my main concern. Pre-launch vs current pricing mein kitna upside bacha hai, anyone tracking? My last purchase taught me to be wary of inflated rental yield promises too. What's the realistic rental income one can expect there? Also, investor ratio vs end-user ratio ka kya scene hai? Don't want to buy into a ghost society. Share your experiences, please.

Totally get your concern about capital appreciation and rental
Bhai, 1.7 Cr for a 2BHK in an upcoming project sounds quite steep, especially with the possession date so far out (2028 March, right?). I've been tracking prices in the Amanora Park Town area, and even there, new projects are struggling to justify such high valuations. Capital appreciation will be tough if the entry price itself is so high. Current market conditions in Pune are a bit wobbly for such aggressive pricing.
