My last flat ka possession March mein hua tha, ab Bhartiya Nikoo Homes VI Phase 2 dekh raha hoon. Price range ₹51.66 L–₹1.69 Cr hai. Kya yahan rental yield expect kar sakte hain? Aur capital appreciation ka kya scene hai, pre-launch se kitna badha hai? Builder ka track record kaisa hai, time pe deliver karte hain kya? Resale market mein exit strategy easy hai kya?

Capital appreciation ka scene thoda tricky hai. Bangalore mein market condition abhi theek hai, but interest rates bhi high hain. Pre-launch se kitna badha hai, woh toh sales team se puchna padega. But usually, pre-launch price is the lowest. I bought a flat near Akshayanagar and the appreciation has been minimal in the last 2 years because the project got delayed. Nikoo Homes VI Phase 2 mein total units 252 hain, so competition will be there in resale. Exit strategy will depend on demand at that time.
Rental yield depends on the unit type. 1 BHK ka demand zyada hota hai for bachelors and young professionals working in nearby tech parks. Did you check their RERA number? PRM/KA/RERA/1251/309/PR/160124/006550. Always good to cross-check the project status on RERA portal for real updates.

Yes, RERA portal pe jaake dekha tha, status ONGOING dikha raha hai. But usme jo completion date hai, usko builder kitna follow karta hai, that's the real question. My cousin bought a flat in Aavalahalli and the RERA date was just a formality.
Location wise toh bahut badhiya hai Nikoo Homes. Near Manyata Tech Park, that's a big plus for rentals. Price range toh thoda high end hai for some units, but connectivity is superb.
Bhai, Nikoo Homes ka naam sunke hi darr lagta hai. Phase 1 aur 2 mein kitni delays hui hain, sabko pata hai. Possession date 2029-09-01 hai, but inka track record dekho toh 2-3 saal delay toh pakka hai. Capital appreciation tabhi hoga jab project time pe complete ho. Rental yield bhi tabhi milega jab log move in karein.
Delay toh har builder karta hai aajkal, but Bhartiya ka toh kuch alag hi level hai. 2029 ka date de rahe hain, matlab 2032 se pehle expect mat karna. Location acchi hai no doubt, but builder ka naam sunke hi dimaag kharab ho jaata hai.
