My recent shocker at Sattva Lake Ridge BBA

Just got possession of my flat at Sattva Lake Ridge a couple months back. Going through the builder-buyer agreement again, I'm seeing so many clauses that heavily favor them. My possession was delayed, and the BBA penalty was a joke. Did anyone else find hidden traps in their BBA? Is RERA actually effective against these one-sided agreements, or just for possession issues?
