My RERA doubts and builder track record confusion

Been in this market for years but buying my own flat in Gurugram feels different. Everyone glorifies RERA, but honestly, is it actually effective? Mera experience toh kehta hai builder-buyer agreement mein still itne red clauses hain jo sirf unko favour karte hain. How do you guys really verify a builder's legal track record beyond the RERA site? Disagree? Tell me why.
