My ROI calculations for Premium Homes don't add up.

Is 'Premium Homes' corridor already overvalued for investment, ya fir abhi bhi entry point bacha hai? From my experience, some sectors wahan look good on paper, but ground reality mein rental yields kaafi low hain. Everyone glorifies those high-end projects, but what's the actual ROI after maintenance and property tax? I'm eyeing a few plots around, but not sure if it's a calculated risk ya just speculation. Should I look at ready-to-move ya under-construction for better value now? Disagree? Tell me why.
