My Saini Bhawan site visit was an eye-opener.
Budget finalised, loan pre-approved — now I'm stuck on Saini Bhawan in Chandigarh. Honestly, I work in real estate, so I know the tricks, but even I'm pretty annoyed with their pricing strategy. The advertised rate per sqft is one thing, but then you add all the 'mandatory' charges – PLC, floor rise, club membership. It pushes the final amount up by almost 20% sometimes. It's ridiculous. And don't even get me started on the super area vs carpet area games they play. You feel like you're paying for so much unusable space. I'm honestly not sure if the actual usable area justifies the final amount they quote. Has anyone else felt this frustrated with their hidden costs? What did you manage to negotiate down, if anything? Off the record, I'm looking for some real insider opinions here.
