Okay I'll be honest — I work in real estate but buying for myself is a whole different ballgame. Looking at Saini Bhawan in Chandigarh, the price per sqft seems steep for the actual carpet area you get. Builders play super area vs carpet area games all the time, but this feels excessive, especially considering the ₹50L–₹8Cr range. My big worry is the investor vs. end-user ratio. If it's mostly investors, we're looking at a potential ghost society, which kills rental yields and future appreciation. Am I wrong? Change my mind.
