Just moved into my Salarpuria Sattva 3BHK in Tellapur last month. Honestly, the final bill was way more than the property price. I thought I negotiated well for my ₹1.5 Cr flat, maybe got 2-3% off, but then PLC, parking, and especially stamp duty and registration added a huge chunk. Did anyone actually manage to get a significant spot discount in Hyderabad recently? Or is it just a few lakhs here and there? My all-in cost was almost 15% higher than the base price. Is that normal, or am I just bad at this?

Bhai, this is absolutely normal, unfortunately. Meri bhi jaan nikal gayi thi jab final bill dekha apne KPHB flat ka. Base price toh bas shuruat hoti hai, asli khel toh uske baad shuru hota hai. Tellapur mein toh waise bhi prices high hain.
Haan bhai, pura scam lagta hai kabhi kabhi. Sab hidden hi hota hai.
Absolutely! Jaise aapne kaha, base price is just the tip of the iceberg. My cousin bought a flat in Alwal last year, thought he got a great deal. But then GST, corpus fund, electrical meter charges, maintenance advance... sab mila ke it was almost 12% over. He was so frustrated. Tellapur mein toh demand bhi high hai, so builders don't even bother with big discounts.
