My SAP Homes Reality Check
I made a mistake and want to share it so others don't. SAP Homes mein flat liya tha, possession ko abhi 3 mahine hue hain. Brochure mein jo amenities dikhaye the, woh ground pe aate hi sab change ho gaye. Promised clubhouse toh abhi bhi under-construction hai. Maintenance charges toh poore le rahe hain, but services ka quality zero hai. Is this normal? Resale value pe kitna impact hoga iska? Disagree? Tell me why.

Totally relatable, bhai. Humne bhi Alpha I Greater Noida mein ek flat dekha tha, builder ne itne bade-bade waade kiye the. Amenities list itni lambi thi, swimming pool, gym, community hall... sab on paper. Jab visit kiya site pe toh sirf construction chal raha tha. Phir baad mein pata chala ki approvals hi pending the kuch amenities ke. Lagta hai ye builders ki common practice hai to lure first-time buyers like us.

Aur ye ₹36-54 lakh ki price range mein bhi RERA nahi? Shocking!
U2, sahi pakda. SAP Homes ka RERA number toh officially 'Not Available' dikh raha hai. Ye toh bahut badi problem hai. Aise projects mein invest karna risky hai, especially with the possession date being August 2023.
Yaar, I feel you! Builders ka yahi game hota hai. Brochure mein kuch aur dikhayenge, reality mein kuch aur milega. Meri family ne bhi ek project mein booking ki thi, same experience. Clubhouse toh bas show-piece ban gaya.
