Did some deep research on Sathi Apartments last week. I'm based in Dubai and can't do a site inspection myself, so relying heavily on community insights. My main concern is the maintenance charges; are they truly justified by the actual service quality? For an investment property, high, unjustified charges significantly eat into ROI and could deter quality tenants. What's the ground reality regarding common area upkeep, security, and power backup quality versus the monthly outgo? Does it feel like value for money, or is it impacting potential resale value?

My cousin bought a flat in a similar project near Ansal Villas a few years back, and unko bhi bola tha ki maintenance reasonable hogi. But after 2 years, the charges shot up by

Sathi Apartments ke baare mein toh maine bhi kuch khaas positive reviews nahi sune hain. Especially current market conditions in Delhi ko dekhte hue, jahan har builder competition mein price kam kar raha hai, Sathi ke maintenance charges justified nahi lagte. Lagta hai they're trying to milk every penny.
Haan, sahi keh rahe ho. Builder ka track record kaisa hai in general? Sunn rahe hain delays bahut hain aur quality bhi compromise karte hain. Anyone has info on that?

Agar service quality match nahi karti toh ROI toh kharab hoga hi, upar se tenant bhi rukega nahi. I've been doing some online digging from Bangalore, and the numbers I'm seeing for similar projects around Anand Niketan are much lower for the facilities they claim to offer. Is it just me, or is there a general feeling that builders are overcharging for maintenance these days to make up for other costs? This is a huge red flag for me as an investment.
Bhai, maintenance toh sabse bada headache hai. Main toh abhi bhi apne rented flat mein Rs. 5000 de raha hoon for basic amenities. Jab khud ka property lenge, toh aur bhi zyada hoga. Sathi Apartments ka brochure dekha tha, they list so many 'premium' services, but do they actually deliver? Often, these charges include things you don't even use, like a fancy club membership that's always empty. It's a hidden cost that can really pinch your pocket, especially for an investment property where you need to factor it into your rental yield.
Meri ek friend ne Alaknanda mein flat liya tha, unko bhi initially high maintenance bola tha but baad mein RWA ne negotiate karwa diya. Sathi Apartments mein RWA kitni strong hai, yeh bhi dekhna padega. Uske bina toh builder apni manmaani karega.
