My Sector 150 flat, now what?

My first EMI just hit last month for my 3BHK in Sector 150. Got it from Godrej, around ₹1.8Cr, but now I'm seeing some spot discounts from builders like ATS or Mahagun in nearby areas. Feels like I might've jumped too soon. Has anyone seen any real price corrections in Noida lately, maybe near Yamuna Expressway or Omega II? Are builders actually offering good spot deals or is it just marketing? Not sure if I should have waited... is there still value to find for a second investment property?
