My Sector 35 property hunt: Negotiation is a myth
Okay I'll say what no one says — everyone glorifies 'negotiation' in property deals, but honestly, in Faridabad, I think it's mostly a myth for new projects. Builders in sectors like 35, especially for a 3BHK around 1.2 Cr, barely budge. I'm looking to upgrade for the kids' school, safety aur neighbourhood, but builders know the demand. My experience with brokers, even someone like Goyal Estate Agency, has been that they can't get more than a basic 'spot discount' which isn't even 1-2% sometimes. It's like they're just glorified salespeople for the builder's fixed price list. With all the FNG Expressway and Metro work, demand badh gayi hai, toh they don't care. Is it just me, or have you guys actually gotten significant price reductions? Disagree? Tell me why.

Hmm, I'm not so sure. My uncle bought in Sector 88 two years ago and got a decent deal after a lot of back and forth. Maybe it's about the project stage? Are you looking at ready-to-move or under-construction? And which builders specifically are you finding so rigid in Sector 35?

U5, I'm looking at both, but mostly under-construction from reputed builders. Like, specific ones like BPTP, RPS, Puri, Omaxe, etc., in Sector 35 and nearby. They are the ones who don't budge. Ready-to-move mein thoda bahut mil jaata hai, but not significant.

Builder ka sales team toh aise behave kar raha tha jaise main unse bheekh maang raha hoon. They just showed me their 'fixed price list' and said, 'Sir, demand is high, we have limited units.' Even for a 1.3 Cr property, they wouldn't budge more than 50k. It felt insulting. Is it because it's a newer sector, ya sab jagah yahi haal hai?

U3, sab jagah yahi haal hai, bhai. It's not just newer sectors. Builders in established areas like Sector 14 bhi apni marzi chala rahe hain. They know people are desperate for good locations. The 'limited units' line is their favourite.
Totally agree yaar! I'm also looking in Sector 35 for a 3BHK, budget 1.15 Cr. Builders are like 'take it or leave it'. Goyal Estate Agency ne toh mujhe bhi bas ek small discount offer kiya tha, woh bhi parking charges pe. It's so frustrating when you hear stories of people getting big discounts, but in reality, it's nothing like that.
