My Sector 44 2BHK upgrade hunt — is the premium worth it?
My current 2BHK in Sector 44 is getting too small, and I'm seriously looking at a 3BHK upgrade. Budget's around 1.2 Cr, already have a home loan, so just need to decide on the property. I've been checking out Vamana Riseonic and X Ecosystem Green Homes. Both look good on paper, but I'm really worried about resale value down the line. My last place didn't appreciate as much as I hoped, and I don't want to make the same mistake again. Is the premium for these projects actually justified when you consider selling it 5-7 years later? Has anyone bought from Vamana Group or X Ecosystem Solutions Llp and then sold? What was your experience like? Did you get a good ROI, or was it a struggle? Heard some stories about projects not holding value in peripheral areas like New Chandigarh, even with the airport road connectivity. Should I stick to a more established sector or is the appreciation in these new areas real?

X Ecosystem ke projects physically visit karo, wahan ke residents se baat karo, RERA details check karo. X Ecosystem Green Homes ka naam pehle bhi suna hai, paper pe toh sab projects ache dikhte hain. But practical mein kya haal hai? Mere ek friend ne Mohali mein ek project mein invest kiya tha, promised possession date se 2 saal late mila. X Ecosystem ki delivery record kaisi hai? Aur jo airport road connectivity ki baat karte hain, woh kitni real hai for daily commute, especially during peak hours? Is the premium for that 'green' tag actually worth it or just marketing?

Bhai, Vamana Riseonic ki baat kar rahe ho? Maine bhi suna hai unke baare mein but ek cheez confirm kar lo, Vamana Group ka track record almost zero hai as a builder. They literally have 0 total projects delivered till date. Pehli baar mein itna bada investment karna thoda risky nahi hoga? Especially jab resale ka tension hai.
