posted on 17 MayMy Sector 50 flat: Amenities vs. reality check
Promised amenities in new projects are often just a fancy brochure these days. Just moved into Paramount Luxury Floor Sector 50 a few months back, and I'm honestly a bit disappointed. The 'world-class' clubhouse they hyped is barely half-finished, and half the promised sports facilities aren't even started. Plus, I'm already spotting tiny cracks near the windows. Maintenance charges are kicking in but service feels slow. Is this normal for Gurgaon? Has anyone else faced this gap between what was sold and what’s actually delivered?

It's a tough situation, and you're not alone. Many first-time buyers face this. My advice would be to document everything – photos of unfinished amenities, cracks, maintenance requests. This will be crucial if you decide to escalate the matter. While the market is stable right now, builders know buyers are keen, so they push sales hard. But post-possession service is where they really fail. Always try to talk to existing residents before buying, not just the sales team. That's the real reality check.
U9 is spot on. Post-possession reviews are key. Also, try to form a strong RWA (Resident Welfare Association) quickly. Builders tend to respond better when there's a collective voice. Individual complaints often get ignored.
So, what's your plan now, OP? Legal route or just live with it? Documenting is a good point.
Is this normal for Gurgaon? YES! Totally normal for Gurgaon, sadly. Builders make a killing and then skimp on the finishing and amenities. Happens everywhere.
This is really concerning. Is this project RERA registered? What was the promised possession date versus actual? Knowing these details might help in understanding if there's any legal recourse. Sometimes, the RERA status can give a hint about the builder's commitment.
Exactly, U6. RERA registration is there, and it shows 'Completed', but that doesn't mean the amenities are finished or quality is good. I tried checking RERA for another project in Baharampur Naya, and it's so hard to get clear answers sometimes. Paying 4.5 Cr minimum for this kind of experience is just daylight robbery. The original poster is right, this gap between promise and delivery is a huge issue.
Haan, RERA registered hai Paramount Luxury Floors. Status 'Completed' dikha raha hai, but ground reality alag lagti hai. Possession bhi time pe de diya, but then the problems start showing up.
Totally relate to your experience. I bought a flat in a project near Badshahpur a couple of years ago, and it was the same. They showed us a grand swimming pool, but for two years it was just a pit. Finally, after a lot of resident protests, they finished it, but the quality is sub-par. Cracks and seepage are common in new constructions these days, it seems like builders cut corners everywhere. It's frustrating to pay so much and then deal with this.
Oh man, this is exactly my fear! I'm also looking at flats in Sector 50 and nearby. The brochures look so good, but the ground reality often hits hard. Which builder is this, bhai? Iska track record kaisa hai? Hope you get some resolution for the issues.
Haan, I agree with U1. This is a common story. My cousin booked a flat near Airport Road a few years back, same story – fancy clubhouse shown, but it's still just a shell. Builders promise the moon and deliver a pebble. For 4.5-7.8 Cr, this kind of negligence is unacceptable.
Paramount Builders. Unka track record mixed hai, but Sector 50 mein issues sunne ko mile hain. Sahi keh rahe ho, brochure mein sab gold dikhta hai.
