Been paying rent for over 10 years now and I'm honestly fed up. Landlord ne phir rent badha diya, so finally taking the plunge. Smartworld One DXP Phase 2 dekh raha hoon for investment, the 3.5 BHK units. Price point ₹6.30 Cr feels quite high, not sure if pre-launch mein itna hi tha ya kaafi badh gaya hai already. Iska capital appreciation forecast kya lagta hai? Aur resale market kitna liquid hai, matlab agar 5-7 saal mein exit karna ho toh buyer milenge kya? Under-construction project hai, toh delivery timeline ki reliability bhi dekhni padegi. Builder ka track record kaisa hai for on-time possession? ROI is key, so any insights on actual rental yields and future resale value would be super helpful.

Sahi keh rahe ho. Gurugram mein prices bohot upar chale gaye hain, especially new projects. Iss price point pe toh darr lagta hai.
