Was supposed to decide by last month but still stuck. Looking at Sobha Crescent, but confused if premium clubhouse amenities justify higher maintenance for investors. Does unused club space really attract better tenants or just inflate costs?

U4, iska RERA number hai RC/REP/HARERA/GGM/1054/786/2026/26, dated 03.04.2026. Aur possession date 2033-03-01 hai. Itni lambi date de rakhi hai, but status abhi bhi ONGOING
U5, lifestyle theek hai, but high maintenance can be a deal-breaker later. Mera ek friend hai, usne Golf Course Ext. Road pe liya tha, amenities world-class hain but monthly bill itna aata hai ki usko rent bhi utna nahi mil raha. Current market conditions Gurugram mein rentals ke liye tough hain, competition bahut hai. So, for an investor, this equation might not work out, the yield would be too low.
Bhai, amenities ka kya hi fayda jab possession 2033 mein hai? Tab tak toh pata nahi kya hoga market ka. Aur ₹4.7 Cr se start ho raha hai, that's a huge commitment for such a long wait and an ongoing project.
But guys, premium amenities do attract a certain segment of tenants and buyers. For high-end properties like Sobha Crescent, it's about the lifestyle and exclusivity, not just the square footage. It can justify the premium for the right buyer.
Sahi baat hai U3. Long wait toh hai. RERA number kaunsa hai iska? Builder toh kuch bhi bol sakta hai, HARERA ki site pe kya status hai? I'm worried about delays.
Exactly, U2! Itna lamba wait period aur itni high ticket size, it's a massive risk. ₹4.7 Cr mein toh Badshahpur side mein better options mil jaate hain, ready-to-move ya 2-3 saal mein possession. Sobha ka naam hai, but this project seems over-priced for the delay. RERA number check karna bahut zaroori hai, taaki builder ki commitment pata chale.
Yaar, same doubt. Maintenance sunke hi darr lagta hai. ₹10-15 per sqft toh minimum hoga hi for such premium amenities. Budget hil jaata hai pura, especially for a first-time buyer like me.
