Sector 37D — been eyeing this area for a 3BHK for a while now. I'm currently in a 2BHK in Sector 65 and thinking of upgrading, but the price jump for a decent 3BHK, like 1.8 Cr to 2.5 Cr, is significant. Builders like Orris Infrastructure are pushing these construction-linked payment plans. I already have a home loan, so cash flow is a big deal for me. Is going for a CLP actually smarter than a larger down payment scheme? Or does it just stretch out the pain, especially if the project along Dwarka Expressway faces delays? What are your experiences with these plans in Sohna? Does it offer better protection against builder issues, or are there hidden downsides I'm not seeing?

Bhai, ye construction-linked payment plans sunne mein achhe lagte hain, but ground reality mein kaafi tough hain. Mera ek dost फस गया था Dwarka Expressway pe project mein, 3 saal late ho gaya. Har milestone pe payment due ho jaati hai, chahe kaam slow ho ya fast. Cash flow ka issue toh pakka aayega, especially agar already loan chal raha hai.
Totally agree with this! Builder delays are the biggest nightmare with CLP. Aur interest ka burden alag se.
