My Sohna site visits: GGR feels more like home than Adani
Did a site visit to GGR Floor 25 and Adani Oyster Greens Phase 1 last week. Kids moved out, need a manageable flat. Everyone glorifies Adani, but under-construction risk and high investor ratio? GGR, being ready, feels like a real society. Adani mein toh ghost town banne ka darr hai, maintenance bhi uncertain. Am I wrong? Change my mind.

GGR Floor 25, since it's ready, what about its maintenance charges and amenities? Are they reasonable or too high? That's also a big factor for budget-conscious buyers.
Even with ready projects, if the occupancy is low, maintenance can become an issue. Sometimes builders hike charges to cover costs if not enough people move in. Check the current occupancy level of GGR.
GGR ki maintenance charges are decent, not super high like some luxury projects, but not dirt cheap either. Amenities are basic but functional. Nothing fancy, but good for daily living. Depends on what you're looking for.
Meri toh suno, I booked an under-construction flat near Badshahpur 3 saal pehle, aur abhi tak project aadha bhi nahi bana hai. EMI bhi jaa rahi hai aur rent bhi. Total nightmare! Agar budget allows, always go for ready-to-move. Woh mental peace bahut zaroori hai. Ghost town wali baat bilkul sahi hai.
Ready-to-move is always the safer bet, especially for first-time buyers. Adani Oyster Greens Phase 1 ka RERA number hai GGM/516/248/2021/84 DATED 13.12.2021. I'd suggest checking their RERA history for other projects. Also, with 293 total units, if a major chunk is investor-owned, it will definitely feel desolate for a while. Trust your gut feeling, if GGR feels like home, that's important.
Dekho, Adani is a big name, right? Sometimes, paying a bit more for a brand project is worth it for future appreciation. GGR might be ready, but have you compared the price difference per sqft? Sometimes, under-construction projects offer a better entry point, even with the risks. What's the price difference between the two?
Big name doesn't always guarantee timely delivery, especially in today's market conditions in Gurugram. Kitne projects latke hue hain. 2026-08-01 ki possession date bhi toh ek estimate hi hai. Airport Road extension pe bhi kitne projects delay ho rahe hain.
Adani Oyster Greens Phase 1 ka price range toh kaafi wide hai, ₹66 L se shuru hoke ₹57.8 Cr tak jaata hai. Possession date 2026-08-01 hai. GGR ka price point kya hai, that's the real comparison.
Bhai, your fear of Adani becoming a ghost town is SO valid. I've seen it happen with another big builder in Sector 77. Under-construction ka risk toh hai hi, upar se agar investor-driven ho, toh occupancy aane mein saalon lag jaate hain. Ready-to-move GGR sounds much safer for a first-time buyer like us. Maintenance ka headache alag se. Sahi soch rahe ho aap.
Haan, I agree with your point about investor ratio. Do you have any idea what the actual investor ratio for Adani Oyster Greens is? That would really help understand the ghost town risk.
Exactly! My friend bought a flat near Basai, under construction, and abhi tak possession nahi mila hai, date pe date. Plus, jab milega bhi, agar society mein log hi nahi honge toh maintenance charges kaise manage honge? It's a real struggle. Aapka point about maintenance is spot on.
