Just got possession of my 2BHK in Sterling Ascentia last month. Honestly, the legal due diligence part was a nightmare, yaar. Builder ka RERA registration number check kiya, sab kuch on paper laga sahi hai, but actual ground pe bahut issues mile. Title verification mein bhi itna time laga, almost missed my loan deadline. Mujhe ab lagta hai we should have gone deeper into the builder's past legal track record. Like Scion Projects ka bhi suna tha kuch cases. RERA complaint file karna kitna effective hai, sach mein? Ya bas on paper hi rehta hai? Has anyone actually gotten good resolution through RERA for builder delays or title issues in Bengaluru?

I faced similar issues with a project near Akshayanagar. Builder delayed by 18 months, and the quality was not as promised. RERA helped me get compensation, but it took 2 years and a lot of follow-ups, so yes, it works but patience chahiye. For Scion Projects, I'm surprised they have 'cases' given they have '0' total projects listed anywhere. Did they operate under another name previously? That's a critical detail.
Yaar, RERA complaint ka process bahut lengthy hai, especially for title issues. Mera friend bhi stuck hai. Did you get an independent lawyer for title search or relied on builder's one?
