Two years ago I'd have laughed at these prices, but I'm seriously looking at Sector 114. Pegasus ke construction-linked payment plans ko lekar confused hoon. What if construction delay ho gaya? EMI aur rent dono kaise manage hoga? Super area aur carpet area mein kya difference hota hai? How to verify builder numbers? Any payment plan negotiation hacks?

Overall, Sector 114 has potential, but the current market conditions in Gurugram are very builder-favorable. High demand means they dictate terms. Due diligence is key. Check the builder's past projects, RERA status, and talk to existing buyers. Don't rush into anything just because of FOMO.
U10 ka question tha penalty clauses pe. Usually, the penalty is very low, like Rs. 5-15 per sq ft per month. It barely covers your rent, let alone EMI. And getting it from the builder is a separate battle, often involving legal action. It's more of a token than actual compensation.
To answer U7, no, my friend who booked in Pegasus Sector 114 is still waiting. Possession date was last year, but now they've pushed it to next year. Builder ne phir se date extend kar diya lol. Bahut frustration hai.

Sector 114 ke prices toh sach mein pagal kar rahe hain. 2 saal pehle jo rates the, ab toh unka double ho gaya hai. Mujhe lagta hai thoda aur wait karna chahiye ya phir Badshahpur ya Baliawas jaise areas mein options dekhne chahiye. Wahan thoda better value mil sakti hai.

The concern is valid. Pegasus ka naam jab bhi sunta hoon, dil mein thodi ghabrahat hoti hai. Unke pichhle projects mein bhi delays ka issue raha hai. Sirf Sector 114 mein nahi, Gurgaon ke dusre pockets mein bhi unki reputation kuch khaas nahi hai.

Sach bolun toh, Pegasus ka track record utna accha nahi hai. Mere ek friend ne Baharampur Naya mein unka ek project book kiya tha, 2 saal delay ho gaya. Sirf delay hi nahi, quality bhi compromise hui thi. CLPs tab tak theek hain jab tak builder time pe deliver kare.
