Punjabi Bagh mein investment ka soch raha hoon for a 2BHK, around ₹1.8Cr budget. I'm based in Dubai, so site visits mushkil hain; relying on community for ground truth. Okay, I'll say what no one says: everyone glorifies pre-launch offers, but honestly, I don't buy it. Is early-bird actually a discount, ya bas marketing hype hai? Planner N Maker jaise builders ke projects mein, pre-launch price aur later price mein kitna real difference hota hai? Matlab, actual ROI kitna badhta hai? Aur yeh jo spot discounts ka drama chalta hai, is that for real ya sirf end-of-quarter push hai? PLC aur floor-rise premium ka kya scene hai? Are they genuinely worth the extra cost, especially for an investor jo rental yield aur appreciation dekh raha hai? Change my mind.

Bhai, you've hit the nail on the head! Yeh pre-launch offers are mostly a scam, especially for first-time buyers. I got burned big time with a project near Alaknanda. Builder ne itne bade-bade promises kiye, early bird discount bhi dikhaya, but end mein price almost same ho gaya jab project launch hua. Aur possession toh 2 saal late mila. ROI ka toh socho hi mat. Just marketing hype, I tell you.
