My take on Gated Community's current investment appeal

Everyone glorifies Gated Community for its lifestyle, but the investment numbers just don't add up anymore. I've seen this pattern before; prices shot up 15-20% last 1-2 saal mein, but what's the actual ROI now? Rental yields are pretty stagnant, especially with the current EMI rates. Is this just speculative pricing ya kuch real growth hai? Calculated risk lena hai toh is this the right time to enter, or will we see a correction? Should I wait for a dip or jump in now before it goes even higher? Change my mind.
