Honestly, I just got possession of my Talegaon Dabhade flat and few hidden charges hit me hard. Builder Sitai Construction se negotiation mein kitna discount possible hai? Society formation, maintenance advance, transformer charges... yeh sab extra kyu lagte hain? Anyone else faced this post-possession?

U1, for negotiation with Sitai Construction, try to gather proof of similar charges being waived or reduced for other buyers in the same project, if possible. Also, check your agreement very, very carefully for any vague clauses. For future reference, always try to get a clear, itemized list of ALL possible charges at the time of booking, and get it signed. That's the only way to avoid these last-minute shocks. Most builders won't give it, but push for it.
This is a classic builder move, U1. I bought a flat in Ambegaon Budruk two years ago, and my builder also tried to hit me with 'infrastructure development charges' at possession, which were never mentioned before. It took a lot of shouting and threatening with RERA to get them to reduce it. Builders know first-time buyers are desperate and will pay up. Sitai Construction ka track record waise bhi mixed hai, I've heard similar stories about them previously. Pune market mein ye sab bahut common ho gaya hai.
U12, U4 mentioned Ambegaon Budruk, so probably not Sitai. But trust me, this is a general issue. My cousin faced something similar with a builder near Sinhagad Road last year. They added 'amenity upgrade charges' when the project was already delayed by a year. It's sickening how they exploit the situation.

Exactly what U9 said. 'Other charges' is a black hole. Transformer charges are usually part of the infrastructure cost that the builder should cover, or at least disclose clearly at booking. But they hide it, hoping buyers won't question it at the end.
