My thoughts on JMS The Majestic Floors and its commute convenience in Gurgaon
Hey everyone, I've been looking into JMS The Majestic Floors, an under-construction project by JMS Group, and wanted to share some thoughts from an end-user perspective, especially regarding commute and livability. With possession expected by June 2028, and units priced from ₹2.01 Cr to ₹2.11 Cr for 3 BHKs (Avg Price/Sqft: ₹16500), it's a significant investment. My main focus is always on daily convenience. For an upcoming project in Gurgaon, road connectivity is paramount. We need to consider how easily residents will access major arteries to avoid daily traffic headaches. Metro access is another big one for me. While specific distances are yet to be fully clear, proximity to existing or planned metro lines will heavily influence commute times to various parts of Gurgaon and Delhi. This directly impacts our lifestyle and saves precious hours. Gurgaon is full of business hubs, so understanding the potential commute to places like Cyber City or Golf Course Road is crucial for many professionals. A well-connected location for JMS The Majestic Floors would mean less time stuck in traffic and more time at home. The RERA registration, GGM/975/707/2025/78 DATED 14.08.2025, provides a layer of assurance. Ultimately, for a project like this, its success as a home depends heavily on how well it integrates with Gurgaon's transport infrastructure. We need to keep an eye on how these connectivity promises shape up as development progresses.

The price point of ₹2.0 Cr – ₹2.1 Cr for a 3 BHK in 2023 for a 2028 possession seems on the higher side, considering current market conditions in Gurgaon. Property prices have seen some correction recently, and there's a lot of inventory available. Are these prices justified for an 'upcoming' project by a new builder? What if the market dips further by 2028? Just thinking out loud.
As a first-time buyer, my advice would be to be extremely cautious with any builder's first project. While the RERA number gives some assurance, a future dated registration is a huge red flag as U3 pointed out. Plus, an under-construction project with a possession date almost five years away, especially from a new player, carries significant execution risk. I've seen so many projects get delayed or abandoned, leaving buyers in a lurch. Gurgaon's market is tricky right now, with many existing options. Don't rush into something that might not deliver.
My biggest concern is commute. The post talks about Cyber City and Golf Course Road, but what about actual connectivity? Is this project close to NH-8 or Dwarka Expressway? And what about the proposed metro lines? I work near Aerocity and a smooth commute is non-negotiable for me. Traffic in Gurgaon is no joke, especially during peak hours.
Haan, U5, SPR connectivity is key. But also check the internal road network leading to the project. Sometimes the main road is good but the last mile is a nightmare. For Aerocity, you'd probably rely on NH-8 or Dwarka Expressway after SPR. Metro is still a dream for many parts of new Gurgaon.
U5, from what I've heard, it's supposed to be well-connected to SPR (Southern Peripheral Road), which links to NH-8. But 'supposed to be' and actual ground reality are often very different.
The RERA registration GGM/975/707/2025/78 DATED 14.08.2025 looks a bit odd to me. If it's an upcoming project, why is the RERA date in 2025? Shouldn't it be registered already if they are selling? This raises a red flag for me, especially for a new builder like JMS Group with 0 completed projects. Bohot carefully check karna padega.
Exactly, U3! My uncle faced a similar issue with a project near Badshahpur. Builder showed a future RERA date, collected booking amount, and then the project got stuck for years. Later found out the RERA was never actually approved on time. It's a common tactic to bypass immediate compliance. Be very, very careful with these details, especially since it's their first project.
U3, you're right to point that out! I noticed the same thing. Sometimes builders get provisional RERA or apply much earlier. But a future date for registration seems like a typo or something fishy. Has anyone checked the RERA portal directly?
Yaar, 2.0 Cr for a 3 BHK in an under-construction project, that too with possession in 2028? That's a long wait and a big amount for a first-time buyer like me. The average price per sqft at ₹16500 also feels quite high for a builder with 0 total projects. Thoda nervous ho raha hoon, itna paisa daalne se pehle.
Totally agree, U1! Budget mein itna upar jaana, aur phir itna lamba wait, it's a huge risk. Mera bhi haath kaanp raha hai.
