My thoughts on Marvel Aquanas' resale value and appreciation in Pune
As a fellow homebuyer watching the Pune market closely, I wanted to share some thoughts on Marvel Aquanas. This project by Marvel Realtors, launched back in March 2013, is now fully completed, with its RERA declared completion date being March 2024. It offers 82 units of spacious 3, 4, and 5 BHK apartments across 4 acres, indicating a focus on luxury and space for end-users. Looking at price appreciation, the project's initial average price per sqft was ₹11690. Today, units are listed between ₹3.46 Cr and ₹13.83 Cr, with an average price of ₹13,957 per sqft. This represents roughly a 19% appreciation over eleven years. While any appreciation is good, this figure might be considered modest for a luxury segment project over such a long period in Pune's dynamic market. For secondary market liquidity, the high entry price point and large unit sizes mean the buyer pool is narrower. While these properties hold their value for those seeking premium, spacious living, resale might take longer compared to more liquid, mid-segment properties. The end-user experience, focused on ample space and a low-density environment, is certainly a draw. However, future resale potential depends on sustained demand for this specific luxury niche. My takeaway is that Marvel Aquanas offers a distinct lifestyle, but potential sellers should be prepared for a more targeted resale process.

This whole discussion highlights how tricky the Pune market is right now. On one hand, property prices are generally going up, but on the other, specific luxury segments like Aquanas seem to be underperforming in terms of appreciation. It feels like a minefield for first-time buyers trying to make a smart choice. I'm just looking for a decent 2BHK in Akurdi or Anand Nagar, and even that feels like a huge decision.
I actually visited Marvel Aquanas last year. The units are indeed very spacious, and the amenities seemed premium. If you're an end-user looking for a large home and aren't worried about immediate resale, it's a good lifestyle. But for investment or if you might need to sell in 5-7 years, the appreciation numbers and narrow buyer pool are definitely a concern. Pune market mein abhi bhi 2BHK aur 3BHK mid-segment ki demand zyada hai as per my broker.
To U3's point about the builder having 0 projects listed, I did some digging. Marvel Realtors has actually completed many projects, but their RERA registrations might be under different entities or something. I remember seeing a few older Marvel projects near Ambegaon. It's confusing, but I don't think it means they've done nothing. The RERA number for Aquanas is P52100001521, which means it's properly registered, at least.
Even if they've done projects, is their reputation good? Possession delays, quality issues, maintenance problems? These are the real questions. Mere friend ne ek builder se liya tha flat, 2 saal late mila. I don't want to go through that.
Thanks for clarifying, U7! That 'Total projects: 0' detail was really bothering me. Still, if they have projects, why isn't it updated? Transparency is key for us nervous buyers. This kind of discrepancy makes me wary.
The price range itself, 3.5 Cr to 13.8 Cr, is daunting. Who is the target audience for these properties? For a first-time buyer like me, it feels like an entirely different universe. Can anyone share if they've looked at similar projects in this range and what their experience was?
Exactly. My agent always tells me to look for projects with good resale liquidity. This post clearly says the buyer pool is narrower for Aquanas. As a first-timer, I need an asset that I can exit from relatively easily if needed. This doesn't sound like that.
Sahi kaha, it's definitely for a very niche crowd. I checked out some properties around Amanora Park Town, and even those high-end ones had better appreciation numbers reported. Maybe it's the specific luxury niche that's the issue here, not the market itself?
The original post is spot on. 19% appreciation in 11 years for a luxury project in Pune? That sounds a bit low, no? I mean, my FD earned more sometimes! As a first-time buyer, this makes me super nervous about investing in high-end properties. What if the market slows down even more after I buy?
Yeh toh theek hai, but what about the builder? Marvel Realtors ka track record kaisa hai? The data says 'Total projects: 0'. Is this their first project ever? That's a huge red flag for me, especially for such a big investment. Any insight on this, guys?
Totally agree with you! My budget is tight, and I'm looking for something that will at least keep up with inflation. This kind of appreciation for a 3.5 Cr property is just not cutting it for me. Bahut risky lag raha hai.
