The hype around 'Top Builders' in Noida Extension feels a bit too good to be true for me. My kids have moved out, so we're selling our big house and want a smaller, manageable 2BHK. I've been looking at that corridor, heard good things, but honestly, I'm worried about hidden risks. What are the actual red flags nobody talks about there? Are there specific projects with known maintenance nightmares or structural issues that pop up after a few years? We need a good society with solid elevators and hospital proximity, but I don't want to get stuck with unexpected costs or builder problems later. Any advice on what to really scrutinize before committing?

Maintenance issues are a huge red flag. I'm looking at a project near Alistonia Estate, and the builder is quoting a very low maintenance fee for the first two years. Is this a common tactic to lure buyers, and then they hike it up? What's a realistic maintenance cost per sq ft for a decent society in Noida Extension?
Check the RERA agreement carefully for maintenance clauses. Some builders tie it to a fixed rate for X years, others don't. Bhutani Infra
Oh god, this is so true! They show you a dream, and then reality hits hard.
Absolutely, it's a tactic! My dad bought a flat in Ghaziabad years ago, same story. Low initial maintenance, then a sudden 50% jump. For Noida Extension, I'd say anything less than ₹3-4 per sq ft is suspicious for a good society.
Sahi pakda hai aapne. I'm also a first-time buyer for a 2BHK and the 'Top Builder' tag is just marketing. My cousin bought in Ajayabpur, and the society management is a mess. No proper waste disposal, and security is a joke after a year. We need to look beyond the glossy brochures and sales pitch.
Yes, they did form an RWA after a lot of struggle. It took them almost a year to get things sorted with the builder. Bhai, RWA ka active hona bahut zaroori hai. Warna builder ki manmaani chalti rehti hai.
So, what did your cousin do about the society management issues in Ajayabpur? Did they form a RWA or something?
Totally get what you mean! Noida Extension mein bahut hype hai, but underneath, it's a wild west. I heard Bhutani Infra projects often have hidden maintenance charges that pop up post-possession. Kya karein, sab builder ek jaise lagte hain.
Hidden charges ka kya matlab hai? Like, after paying everything, they ask for more? Is it common with Bhutani? This sounds like a real scam if it happens.
Haan bhai, Bhutani ka toh naam hi suna hai. Mere ek dost ne Alpha I Greater Noida mein flat liya tha, usko bhi lift ke issues aa rahe hain.
