My 'Under Construction' dilemma: Infrastructure impact or just builder spin?

My lease ends in 3 months and I'm seriously looking at 'Under Construction' projects in Noida Extension. I work in real estate, so I see the builder tricks. Everyone glorifies the new road connectivity, but honestly, for 'Under Construction' projects, I think it's just an excuse to hike prices. Matlab, real impact kitna hai on end-user value?
