posted on 5 MayMy under-construction fears for Prestige projects are real.
Okay, I'll say what no one says: Under-construction property is a huge gamble, especially with Prestige Group in Hebbagodi. Builder delivery risk ka kya scene hai? People glorify new launches but delays are common. My parents keep saying don't trust promises. Negotiation bhi tough lagta hai. Disagree? Tell me why.

It's a mixed bag, to be honest. Under-construction can offer a slight price advantage and a longer payment schedule, which helps with budgeting. But the risks of delay, quality issues, and builder insolvency are real. Ready-to-move gives you peace of mind and immediate possession, but usually at a premium. For a first-time buyer, it boils down to your risk appetite and how much you can stretch your budget. Always do thorough due diligence, irrespective of the builder or project location like Aavalahalli or anywhere else.
U12, for due diligence, definitely check the builder's RERA registration and the project's RERA status regularly. RERA website pe jaake project ka registration number search karo, wahi pe sab official dates aur documents mil jayengi. Builder ki website se zyada reliable hai. Aur builder ke past projects ke reviews aur completion certificates bhi dekh lo.
U11, that's a balanced view. Builder risk ke liye due diligence mein aur kya kya check karna chahiye, specifically?
I disagree slightly on the negotiation part. While it's tough, it's not impossible, especially if you catch them at the right time, like during a soft launch or when they're trying to hit sales targets. My cousin managed to get a good deal on a Prestige property in Aavalahalli two years ago, but it took a lot of follow-ups and firm negotiation. You have to be persistent and research market rates thoroughly to have leverage. Current market conditions in Bengaluru are also a bit tricky, so some builders might be more open.
U7, that's encouraging to hear! Also, current market mein under-construction ya ready-to-move, kya better hai for a first-time buyer like me, budget-wise? I'm so confused between the two options.
U7, you're lucky! I tried negotiating for a flat in another big builder's project last year, and they just flat out refused any discount. Only got some freebies like a modular kitchen, no price reduction. Maybe I wasn't firm enough.
Negotiation for big builders like Prestige? Bhai, that's a myth for us common people. They have fixed rates mostly.
Exactly! The initial post perfectly captures my anxiety. Prestige ka track record Hebbagodi mein kaisa hai, especially for their recent launches? Delays common hain kya? I'm eyeing a project there but the thought of paying EMIs for a flat that isn't ready for years gives me nightmares. Koi real experience share karega?
U3, you're right to be concerned. Kisi ko RERA details pata hain inke Hebbagodi projects ke liye? Possession dates kya dikha rahi hain official portal pe? Builder ki website pe toh kuch aur hota hai, ground reality kuch aur. That's the real issue.
But kuch projects timely bhi deliver hote hain. Depends on the specific project and their current workload. Generalizing might not be fair.
Haan, delays toh common hain. Mera friend Akshayanagar mein Prestige ka project book kiya tha, 6 months late mila usko. They kept giving new dates and the communication wasn't great. Builder ki reputation pe hi sab depend karta hai.
Same pinch, yaar. I'm looking near Adigara Kallahalli, and every builder promises the moon but past records tell a different story. Yeh builder delivery risk toh sabse bada headache hai for first-time buyers like us. Feeling so overwhelmed.
Totally agree with the OP! My parents also warn me about under-construction projects. Prestige ka naam sunke toh aur darr lagta hai, itna bada builder hai, phir bhi delays ka risk. Kaise trust karein?
