Spent Sunday checking Under Construction. Fed up renting! Okay, I'll say it: Prestige projects under ₹1.5Cr are overpriced hype compared to Shriram's 3BHKs. Please, change my mind.

While I understand the frustration with Prestige pricing, Shriram also has its own set of challenges, especially with some of their older projects. It's not always black and white. Have you checked the amenities, build quality, and resale potential for both in the specific areas you're looking at? Sometimes paying a little extra upfront saves you headaches and fetches better returns later.
Yeah, true. But for someone on a strict budget, 'little extra' can be a huge deal. So
That's a valid point about resale. Prestige does tend to hold value better in the long run, even if the entry point is higher. For first-time buyers, thinking about the exit strategy is also crucial, especially if it's not going to be your forever home.
I'm with U1 and U2 on this. My brother-in-law booked a Prestige flat in Agrahara Layout, paid premium, and is still waiting for possession, which was supposed to be last year. The 'brand' only works till you sign the papers and pay. After that, it's the same builder delays and cost escalations. Shriram might be less flashy but often delivers better value and sometimes even on time.
Did your brother-in-law try to negotiate anything with them given the delay? Ya fir it's just 'wait and watch' with no recourse?
Totally relate to this. Bengaluru market mein ab bas brand name pe blindly paisa phenkna isn't smart. Builders are struggling with approvals and material costs, impacting everyone across the board. Value for money is key, especially for first-time buyers like us who are already stretching our budgets.
Hmm, interesting perspective. But Shriram ke projects mein quality aur timelines ka kya scene hai? Prestige at least has a track record. Which Shriram project are you looking at specifically for 3BHKs under 1.5Cr? Details please!
Sahi kaha, track record is important. But I actually visited Shriram Pristine in Aavalahalli last month. Their 3BHKs were around 1.35Cr, and the layout felt much more spacious and practical than Prestige's similar range. They quoted possession by Dec 2025.
Totally agree! Prestige ka brand value hai, but value for money nahi mil rahi. My friend booked a 2BHK near Akshayanagar and the per sqft rate was insane for what they offered. Shriram sounds like a much better deal in that budget.
