Been tracking Gurgaon market for a year now and Mahira Homes 88B in Sector 88B looks interesting for investment. Price point ₹28L ke around hai, jo affordable segment mein aata hai. My main concern is builder ka track record for delivery. Will they actually hand over on time? Aur iski resale value kaisi hogi 5-7 saal baad? Currently I'm in a 2BHK, planning to upgrade later, so this would be a pure investment play for rental income and appreciation. Not sure if the capital appreciation potential is good given the current price. Koi community member ne is project mein invest kiya hai? Kya lagta hai, is it a good bet for long-term wealth creation?

Bhai, Mahira Homes 88B ka naam sunte hi thoda darr lagta hai. Affordable segment mein toh theek hai, but builder ka track record delivery ke maamle mein kaafi mixed reviews hain. Mere ek dost ne inke ek pichle project mein invest kiya tha, Basai ke paas, aur usko possession mein 1.5 saal ka delay mila. ₹28L for an investment, that's a good chunk of money. Kya lagta hai, will they really deliver by 2026? Resale value toh tabhi banegi na jab project complete ho aur log
