My upgrade journey: Pre-launch vs. spot discount

Honestly, I'm finding this upgrade move more complex than my first home purchase. Currently in a 2BHK, I'm eyeing a 3BHK in Tellapur, maybe Salarpuria Sattva. Kya pre-launch pricing sach mein better deal hoti hai as an investor compared to open market spot discounts later? And these floor-rise premiums, are they justified for ROI? What's your experience, Hyderabad folks?
