Bhai, premium amenities only look good on paper ya brochure mein. Actual mein kitne log use karte hain? Most of us are working all day. For Jaypee Jade, the price range of ₹1.3 Cr – ₹9.0 Cr is huge. Are you looking at the lower or higher end? That also affects the 'value' of the amenities for you.
Totally agree with your point about ghost facilities! My cousin bought in Alpha I Greater Noida and their 'Olympic size pool' is literally never used, always dirty. The maintenance charges are insane for it. For Jaypee Jade, consider their possession date of 2017-09-20. It's been a while, so maybe ask current residents there about clubhouse usage?
