My upgrade plan: can I trust builder agreements?
Currently in a 2BHK near Bellandur, thinking of upgrading to a 3BHK or villa on Sarjapur Road. My budget for a 3BHK is around ₹1.5 Cr. Already have a home loan, so this next one needs to be super safe, no legal headaches. I've been looking at projects like DNR Arista Phase 1 and some by Prestige Group. Builders often promise the moon, but what if they delay possession? Heard so many horror stories about projects dragging. Is RERA complaints system actually effective in Bangalore ya bas paperwork hai? Kya real action hota hai agar builder default kare? Also, builder-buyer agreements mein itne red clauses hote hain jo sirf unko favor karte hain. Koi tips hain ki kaise identify karein ya negotiate karein, specially regarding delays ya quality issues? Matlab, agar developer Allegro Mahabaleshwara Ventures LLP ne bola 3 saal, aur 5 saal lag gaye, toh RERA mein kya real options hain? Is it worth fighting for?

Yaar, ye Allegro Mahabaleshwara Ventures LLP ka naam sunke hi darr lag raha hai. You mentioned their name, but I quickly checked on Propmyna itself, and it shows 0 projects completed. This is a huge red flag for a first-time buyer like us, especially when you're already carrying one home loan. How can anyone trust a builder with no track record for such a big investment?
Exactly! Zero projects matlab, they are practically unknown. Bellandur to Sarjapur upgrade is
