This is exactly why RERA was introduced. Did you check the RERA agreement copy? Was all this mentioned in your sale agreement or just verbally? Builders are supposed to disclose all charges upfront. If not, you might have grounds to dispute some of them.
U4, agreement mein sirf basic price aur kuch vague terms the. Baaki sab 'miscellaneous charges' bolke add kar diya. RERA number toh hai unka, but jo details unhone portal pe diye hain, woh actual agreement se thoda alag lag rahe hain. It's so confusing for first-time buyers like us.
Main toh pura phas gaya tha 2 saal pehle. Alwal mein ek project book kiya tha, builder ne bola all-inclusive price. But then possession ke time par, they added 'development charges', 'electricity infrastructure fees', and 'maintenance advance' for 2 years! It added almost 10% to my total cost. My loan sanction was based on the original quote, so it became a huge headache to arrange extra funds. Always ask for a break-up of ALL possible costs before signing anything, not just the base price.
U8, I think U3 is talking about that notorious builder near the Alwal railway station. My cousin booked there, possession was delayed by 1.5 years and yes, all those extra charges came up. Same story in Attapur with another project.

Absolutely, this is the reality of the Indian real estate market. The initial quote is rarely the final price. My friend faced similar issues in Ameerpet too.

Totally understand your frustration, U1. Uppal mein yeh common hai, not just Salarpuria. Stamp duty aur registration toh government charges hain, woh toh lagne hi hain. Interiors ka option pehle hi discuss karke agreement mein specify karwana chahiye tha. Many builders in areas like Banjara Hills also pull this, but they usually disclose better.
