Honestly, I thought negotiation was just for cars, not flats. Just moved into my 2BHK in Sector 25, Urbtech project, possession was in March. Paid around ₹85L. Builder ne bola tha pre-launch mein best price hai, but ab lag raha hai open market mein kuch deals better mil rahi hain. Did anyone actually manage to negotiate a significant amount off the listed price in Greater Noida? Like, 5-10% ka difference possible hai kya? Ya pre-launch offer sirf naam ka hota hai? I'm wondering if I could've pushed harder.

Bhai, you're not alone! Builders always hype up 'pre-launch best price' but it's often just a marketing gimmick. I felt the same when I bought my flat in Crossings Republik. Always feel like I could've saved a few lakhs if I pushed harder.
Exactly! I tried negotiating in Alpha II for a ready-to-move one, they barely moved on price. Maximum 1-2% off, that too after a lot of to and fro. Mostly freebies like AC ya modular
