Okay I'll be honest — I'm really confused about utility promises. DLF Privana West owners, is your power backup full flat or just common areas? What about water pressure and elevator reliability? My parents keep saying these things are crucial.

My advice based on a very bitter experience: do not just rely on brochures or sales pitches. Get everything in writing, especially for utilities. I booked a flat in Badshahpur and they promised 24/7 treated water, but we got borewell water with inconsistent supply for months. The association had to fight
RERA number GGM/819/551/2024/46 toh hai, but possession date 2031-12-01 tak hai, right? Itna delay kyu? Is it standard for such large projects?
The possession date 2031-12-01 is the official RERA-registered date, not necessarily a delay. Since it's an 'ongoing' project, this is the projected completion timeline given to RERA. Builders usually keep a buffer. It's a long period, yes, but for a project of this scale (795 units), it's not entirely unheard of to have a 7-8 year construction cycle from launch.
Sahi baat hai yaar, these are not small concerns. My uncle bought a flat near Airport Road (Gurgaon side) a few years back, and faced constant issues with water pressure and lift breakdowns. Builder ne bas paperwork mein likh diya 'best in class utilities' but ground reality was something else. For DLF Privana West, given its price point and the RERA number GGM/819/551/2024/46, I would hope for better transparency. But even then, trust becomes an issue. We are first-time buyers, investing our life savings, so these details matter a lot.
Honestly, DLF ka track record utna bhi perfect nahi hai. For an 'ongoing' project with possession so far out (2031-12-01), any promise about utilities is just that – a promise. What's the guarantee they'll deliver on water pressure or elevator reliability after 7-8 years? I'm super skeptical about these long-term commitments.
Reputation is one thing, execution is another. My friend booked a flat in Basai with a 'reputed' builder, and they're still fighting for proper water supply even after possession. The amenities promised during booking were drastically different from what was delivered. You have to be super careful with these things, especially with such a high ticket size and long wait period. Builder agreements are usually one-sided, protecting them more than us.
But DLF is a reputed builder, right? Unka naam toh hai market mein. Why so skeptical? Have you had a bad experience with them specifically?
Okay I'll be honest — I'm really confused about utility promises. DLF Privana West owners, is your power backup full flat or just common areas? What about water pressure and elevator reliability? My parents keep saying these things are crucial, especially when paying ₹7.8 Cr – ₹12.3 Cr. For a project whose possession is in 2031, one would expect clarity, right?
Exactly! Yeh power backup wala point bahut important hai. Full flat ACs chalenge ya sirf lights aur fans? Many projects only give 50% or 75% backup, which is useless in Gurugram summers. Power backup kitna percent dete hain, 100% for lights and fans or full flat AC bhi chalta hai?
Totally understand your confusion! Builders always make big promises. Same scene with a project near Baharampur Naya, they promised the moon but delivered a rock.
