My weekend Ghaziabad project visits — premium justified?

Visited Satyam SBI Residency 2 and Gaursons Gaur Global Village last weekend. I'm currently in a 2BHK in Indirapuram, thinking of upgrading to a 3BHK. Satyam ka price range theek hai, but carpet area thoda kam laga. Gaur Global Village ka premium kaafi zyada hai, but space better hai. Is that price jump for 5-year appreciation worth it? Total cost of ownership bhi dekhna hai, already home loan hai.
