Been looking for a 3BHK in Noida Extension for almost a year now. I work in real estate, so I see through most of the marketing spin, but buying for myself is a whole different ball game. I'm eyeing Sector 150, maybe something around ₹1.2 Cr. I'm trying to figure out if Godrej or ATS really deliver on time, or if it's just a sales pitch. Gaursons is also an option, but what's their actual construction quality like after a few years? Also, what hidden charges popped up at possession for you guys? Builders always have some extra 'surprises' there.

Totally relate, yaar! I'm also looking for a 3BHK around Sector 150, budget is almost same. Builders make it sound so easy but then possession ke time pe new charges aa jaate hain. What kind of 'surprises' did people actually face? Stamp duty ke alawa bhi kuch hota hai kya?

My friend booked in ATS Pristine, not exactly Sector 150 but close to Alpha I Greater Noida, and they were asked to pay for 'club membership' and 'IFMS' (Interest Free Maintenance Security) which were not clearly mentioned upfront. Plus, the property tax calculation was higher than expected. Always ask for a clear breakdown of all charges beyond the base price and stamp duty, including power backup and car parking slots.
