Visited Nagarbhavi last weekend, saw some good 3BHKs. Prices ₹1.5 Cr tak jaa rahe hain, is it justified for the area? My wife's priority kids ki schooling hai aur safety. Yahan schools acche hain kya, aur families ke liye kitna safe hai? Opinions please!

Bhai, be very careful with Nagarbhavi projects. I almost booked a 3BHK near Aavalahalli two years back, but pulled out last minute. The builder was notorious for delays, and the RERA documents had some red flags regarding land title clarity. My friend who went ahead is still waiting for possession, aur ab extra maintenance charges bhi maang rahe hain. Don't just look at the show flat, dig deep into the builder's track record and past projects.

Sahi kaha yaar! Builder ka track record dekhna bahut zaroori hai. Mere cousin ke saath bhi Adigara Kallahalli mein yahi hua tha.
Totally get what you mean! Nagarbhavi has a nice vibe, saw some great projects too. The greenery and connectivity are a plus. My biggest concern is also schools. Are there good CBSE/ICSE options nearby for kids, or will daily commute be a nightmare? Safety wise, I heard it's generally good, but specific pockets matter.
Haan, schools are a concern. I heard the ones near Agrahara Layout are better but then the commute increases.
Schools are decent, but not world-class right within Nagarbhavi itself, unless you're okay with slightly older ones. National Public School (NPS) and Orchids are popular but a bit of a commute, maybe 20-30 mins depending on traffic. For younger kids, there are good pre-schools. Safety ke liye, most gated communities are fine. Outside, it's like any other developing area, better to visit at different times of the day to get a feel.
₹1.5 Cr for Nagarbhavi? Yaar, that's steep. I was looking at similar 3BHKs in other areas like Vijayanagar last year and prices weren't this high. Is it really developing that fast to justify this premium? Feels like FOMO pricing to me.
Price justified lag raha hai if you consider the growth potential. Metro extension ki wajah se kaafi demand badh gayi hai, that's why prices are up.
