Dekho, I bought a 3BHK in My Home Avatar two years ago, thinking it's a prime location. Liquidity is decent, I'd say, but not as hot as some might make it out to be. For 3-5 year old flats, you're usually looking at a small premium, maybe 5-10% over current builder rates IF the project is really good and well-maintained. Otherwise, sometimes even a slight discount. My friend sold his flat in a less known project nearby last year, barely broke even after all costs. It's not a guaranteed goldmine like some of the older, established areas like Begumpet.
But I heard Gachibowli side projects are still doing well, even older ones. Nanakramguda is an extension only.
Sahi kaha aapne. MyHome Avatar mein bhi itna struggle hai toh baaki ka kya scene hoga? What about maintenance costs affecting the resale value? Log usko bhi consider karte hain na?
Bhai, Nanakramguda sounds great on paper, but builder claims are one thing, ground reality is another. Premiums toh tab milte hain jab real demand ho, not just hype. I'd be very careful about expecting huge ROI there, especially for 3-5 year old properties. Builders show fancy numbers, but resale market ka apna game hai.
