Honestly, the property hunt for an upgrade is draining. Narayanguda mein 3BHK dekh raha hun. Prices toh high lag rahe. Is it worth it for daily life aur future investment? Already home loan hai.

Rental yields are decent, but not spectacular, U7. My friend has a 3BHK near Begumpet and gets around 35-40k, but his property cost was much lower a few years back. Narayanguda abhi thoda overvalued lagta hai for high yields if you're buying at current prices. I bought a 2BHK in Ameerpet years ago, wish I'd waited for a 3BHK, but then again, market moves fast.

I was also looking in Narayanguda a few months back. For a decent new 3BHK, anything good starts from 1.2-1.5 Cr easily, especially if it's from a reputed builder. For that same budget, I found much better and bigger options in Attapur, though it's a bit further out. But if daily commute to work is in the central areas, Narayanguda convenience wins hands down. It's a tough call between space and location.

Dekho, Narayanguda is prime, no doubt. But you need to be very careful with the builder. Kuch builders ka track record wahan achha nahi hai, especially with possession delays. Make sure you check RERA and reviews properly before even thinking about it.
Bhai, totally agree! I saw a project near Kachiguda station, they were quoting insane prices for a 3BHK. Lagta hai they're banking on the metro connectivity too much.
