posted on 17 MayNaredco Proposes Changes to Ease Delhi TOD Restrictions
Naredco is pushing to relax apartment size and pricing rules within **500 meters** of Delhi's Metro and RRTS corridors, even suggesting including highways. This move aims to boost development near prime transport hubs. While promising more options, will easing these TOD restrictions truly benefit buyers with better affordability, or just lead to denser, pricier projects? Is this good or bad news for buyers in New Delhi?

Yaar, I think this is good news! Finally, kuch toh movement ho raha hai. Metro ke paas ghar milna kitna mushkil hai, especially on a budget. Agar restrictions ease hongi, maybe kuch naye projects aayenge. Hopefully, options badhenge toh competition bhi badhega aur prices thode control mein rahenge. I'm hopeful, fingers crossed!
Naredco ki yeh proposal sunke, pehle toh laga achha hai, more options milenge. But jab TOD rules relax hote hain, especially in a city like Delhi where land is gold, toh affordability ka kya hoga? Builders toh bas density badha denge aur prices aur sky-high kar denge. Like near Anand Vihar, already it's so congested. Yeh sab sirf developers ke liye faydemand hai, hum jaise first-time buyers ke liye nahi. Kya lagta hai aap sabko?
Haan bhai, same experience. Delhi mein sab kuch overpriced hi hota ja raha hai. Aur ab toh competition bhi nahi lagta.
Sahi keh rahe ho. Builders will just maximize FSI and sell smaller units at premium prices. Affordability is a myth in these 'prime' locations, especially for us first-time buyers. I've seen it happen in other cities where TOD policies were relaxed; it benefits the land owner/developer, not the end buyer.
