Property prices in Natthu Colony shot up 10% last year, but I think its investment potential is overhyped for NRIs. I'm in Dubai, can't do site visits. Everyone talks Jewar Airport, but what's the actual ROI ground reality? My big worry is legal clarity and builder delays. I've heard too many legal issue stories in Noida Extension. Managing property remotely with ambiguity sounds like a nightmare, even with a property manager. Are risks being downplayed? Is the 3-5 year appreciation forecast solid, or just market talk? Change my mind.

Totally agree with the post! I'm also a first-time buyer, looking at Noida Extension, and the legal clarity is my biggest headache. Builder delays toh common ho gaye hain, but remote management for an NRI sounds like a recipe for disaster. My uncle invested in a project near Alistonia Estate years ago, still fighting for possession. Is Natthu Colony any different or just another 'hot' spot with underlying issues? The 3-5 year appreciation forecast sounds too good to be true, especially with so many projects stuck.
Haan bhai, same fear. Remote investment without proper checks is super risky. I can't even imagine dealing with builder issues from abroad.
